We host open houses on behalf of fellow agents, handling all promotion, materials, refreshments, and guest management — at no cost to the listing agent. Open House Partner™ is operated by Michael Ramirez, a licensed Texas real estate agent based in San Antonio. With hands-on experience in the industry, Michael understands the demands listing agents face and created this service to foster collaboration and mutual success among real estate professionals.

We currently serve the San Antonio metropolitan area and surrounding communities, including Alamo Heights, Stone Oak, The Dominion, Helotes, Boerne, New Braunfels, Schertz, Cibolo, and Converse. If your listing is in a nearby area not listed, please contact us — we may still be able to help.

We host open houses for residential properties including single-family homes, townhomes, and condominiums. If you have a unique property type and aren't sure if we can help, reach out and we'll discuss the possibilities.

How It Works

Understanding the partnership process

Simply visit our Request Hosting page and fill out the short form with your listing details, preferred dates, and any special instructions. It takes about 2 minutes. We'll respond within 24 hours to confirm availability and coordinate logistics.

We recommend at least 1-2 weeks notice to allow adequate time for promotion and preparation. This gives us time to create marketing materials, promote on social media, and ensure everything is ready for a successful event. However, we understand things move fast in real estate — contact us for last-minute requests and we'll do our best to accommodate.

We provide a complete, professional open house experience including:

Light refreshments and snacks for guests
Guest sign-in and flow management
Professional representation throughout the event
Post-event recap with visitor feedback

You'll receive a detailed post-event report including:

There is absolutely no cost to you as the listing agent. We cover all expenses including promotion, printed materials, refreshments, and our time. This is a genuine partnership where we invest our resources in exchange for the opportunity to connect with unrepresented buyers.

No referral fees whatsoever. There is no exchange of compensation between us. We cover our own expenses, and you retain full control and representation of your listing. This arrangement keeps everything simple, transparent, and compliant.

Great question! Our goal is to connect with unrepresented buyers who may be looking for an agent. By hosting open houses, we have the opportunity to meet potential clients who aren't yet working with a real estate professional. Meanwhile, you get added exposure for your listing at no cost. Representation & Buyers

How we handle client relationships

Absolutely, 100%. You retain complete representation of your listing. We never interfere with your relationship with your seller or claim any aspect of the listing as ours. We're simply there to host the event and represent the property professionally on your behalf.

Any visitor who indicates they already have representation is immediately directed back to their agent. We do not solicit, engage with, or attempt to represent buyers who are already working with another real estate professional. This is a fundamental principle of our compliance policy and ethical standards.

If an unrepresented buyer expresses interest in your listing specifically, we'll notify you immediately and coordinate accordingly. Our primary role is to host the event — any serious inquiries about the property itself are communicated to you right away so you can handle them as the listing agent.

Absolutely not. This would violate TREC rules and our own ethical standards. We only engage with visitors who are genuinely unrepresented. If someone mentions they have an agent — whether they're working with that agent on this property or others — we step back and defer to that relationship immediately.

We ask every visitor at sign-in whether they're currently working with a real estate agent. If they indicate yes, we thank them for visiting, provide information about the property, and let them know to contact their agent with any questions. We document this interaction in our post-event report to you.
